INHERITANCE DIVISION AND MUTUAL TRANSFER OF SHARES AGREEMENT

I. GENERAL FRAMEWORK

This agreement is voluntarily concluded between the heirs of the estates listed below, for the purpose of terminating joint ownership and individualizing ownership. The parties irrevocably agree that this agreement shall constitute the basis (supporting document) for the official partition agreement to be drawn up by a notary public and for the registration procedures at the land registry office.

II. INHERITANCE AND THE PARTIES

Those whose entitlements are established according to inheritance certificates;

III. ELEMENTS OF THE ESTATE (ASSETS)

1. Property 1: The property registered in independent section number (..) located in (Province), (District), (Neighborhood), (Block), (Parcel).

2. Property 2: The property registered under independent section number (..) located in (Province), (District), (Neighborhood), (Block), (Parcel).

IV. DIVISION AND REGISTRATION PROVISIONS The parties have agreed on the following division plan for the estate:

1. Regarding Property 1: Immediately after the inheritance of the independent section numbered (..) inherited from the deceased (A) to the heirs is ensured; one of the heirs , (Name Surname), will transfer and register all ownership shares and rights in this property to the other heir, (Name Surname),in the land registry.

2. Regarding the immovable property in section 2: Immediately after the transfer of the independent section numbered (..) inherited from the deceased (B) to the heirs by inheritance; one of the heirs , (Name Surname), will transfer all inheritance shares in this immovable property to the other heir (Name Surname)in the land registry, thus ensuring the registration of the ownership as a full share.

V. PENALTY CLAUSE AND OTHER PROVISIONS

• Penalty Clause: If either party refuses to fulfill its registration and transfer obligations under this agreement or avoids signing the official contract, the party acting in breach agrees and undertakes to pay the other party a penalty of (………. TL) without any prior notice

• Power of Representation: The parties agree to authorize each other or a joint agent to carry out the transfer and division procedures.

• Expenses: Taxes, fees, and notary expenses arising during the division and registration process (unless otherwise agreed) will be borne by the heirs in proportion to their shares.
