This Apartment Management Planhas Law No. 634 on Condominium Ownership and related legislation, with the aim of defining the rights and obligations of apartment owners and tenants living in the building, and ensuring the use, management, and order of common areas.


1. GENERAL PROVISIONS

1.1 Purpose and Scope
This management plan regulates the rights, obligations, and principles related to the management of the apartment building, for both the owners and tenants of the independent units within the building.

1.2 Rights of Independent Unit Owners

  • Apartment owners have the right to freely use their independent units.
  • Apartment owners benefit from common areas equally and fairly.
  • Tenants are obligated to comply with apartment rules within the scope of the rights of the property owner.

1.3 Use of Common Areas

2. APARTMENT BUILDING MANAGEMENT

6. SECURITY AND EMERGENCIES

6.1 Security Measures

  • Unauthorized persons should be prevented from entering the building without the consent of the residents.

6.2 Fire and Emergency Measures

  • Apartment buildings should have fire extinguishers and emergency exit plans.
  • Apartment residents must follow the procedures set by the building management in case of fire or other emergencies.

7. CHANGE IN APARTMENT BUILDING MANAGEMENT

  • The building manager is elected at the annual general meeting.
  • The director cannot be removed from office before the end of their term, but a change of office can be made if a majority vote is obtained at an extraordinary meeting.
