EXPLANATIONS:

Within the framework of the contract dated […] signed between us and the counterparty, the construction of the [building/renovation] was undertaken, however, as a result of the inspections carried out upon delivery of the work, it was found that the work was significantly defective and contrary to the terms of the contract.

The expert report prepared on [date] stated that there were serious errors in the work done, that the project did not meet the promised standards, and that it was not possible to remedy the existing deficiencies.
