EXPLANATIONS:

1. A residential lease agreement was signed with the defendant … (Defendant's Name and Surname) on …/…/…… with a commencement date of … (Date of Lease Agreement) and an end date of …/…/…… (Date of Lease Agreement). According to the agreement, the defendant has leased the apartment owned by me, located at … (Address), for a rental fee of … TL.
2. The defendant tenant has failed to pay rent totaling … TL for January, February, and March, in violation of the payment terms stipulated in the lease agreement. Furthermore, the tenant has also failed to pay common expenses amounting to … TL for the same months, which are the tenant's responsibility according to the lease agreement.
3. Due to the defendant tenant's failure to pay common expenses, the apartment/site management sent me a notice on …/…/…… (Date of Notice). The notice stated that legal action would be taken if the common expenses were not paid.
4. Following my payment of the common expenses debt and the defendant's failure to fulfill their payment obligation, several meetings were held with the defendant tenant on …/…/…… (Meeting Dates). However, the defendant tenant did not show a conciliatory attitude regarding the payment of rent and common expenses and did not pay their debts.
5. The defendant tenant's failure to pay rent and common expenses has caused me hardship. Due to the defendant's breach of contract and persistent refusal to pay, it has become necessary to file this eviction lawsuit.

CONCLUSION AND REQUEST:

For the reasons stated above, I respectfully request and demand that the court order the eviction of the defendant tenant from the rented property located at … (Address), the collection from the defendant of … TL in unpaid rent and … TL in common expenses that the plaintiff was obliged to pay, and the defendant to bear the court costs.
